Fall in Contra Costa County may still bring plenty of warm, sunny days, but it is also a good time to start thinking ahead to winter.
With El Niño conditions expected to influence weather patterns this winter, homeowners may be wondering what that could mean for the Bay Area. While El Niño does not guarantee a particularly wet winter in any one location, the possibility of wetter or stormier weather is a timely reminder to make sure your home is ready before the first significant rain arrives.
A little preventative maintenance now can help protect your property and potentially prevent more costly problems later.
Start at the Top
Your roof is one of your home's first lines of defense against winter weather. Take a look for missing or damaged shingles or tiles, areas of visible wear, and flashing around chimneys, skylights and vents.
If you are unsure about the condition of your roof, having it professionally inspected before the rainy season can provide some peace of mind and give you time to address any problems while the weather is still cooperative.
Clear Gutters and Downspouts
Leaves, pine needles and other debris can quickly accumulate in gutters. When water cannot flow freely, it can overflow in places you don't want it to, potentially causing damage to siding, landscaping and even the home's foundation.
Clear gutters and check that downspouts are securely connected and directing water away from the house. If your property has drainage channels or catch basins, this is also a good time to make sure they are clear.
Pay Attention to Drainage
After months of dry weather, it can be easy to forget how water moves around your property.
Look for areas where water could collect near the foundation, patios or walkways. Check drains, swales and other drainage systems, particularly if your property is on or near a slope.
If you have experienced standing water or drainage problems in previous winters, addressing them before the rain begins is far easier than trying to solve them during a storm.
Look Up at Your Trees
Mature trees are one of the things that make many Contra Costa neighborhoods so beautiful, but damaged or overhanging branches can become a concern during periods of wind and heavy rain.
Check trees for dead, damaged or precarious limbs, particularly those close to the house, driveway or power lines. Larger trees and more complicated pruning should always be assessed by an experienced professional.
Check Around Windows and Doors
Take a walk around the exterior of your home and look at the seals and caulking around windows and doors.
Cracked or deteriorated caulking can allow moisture and cold air inside. Addressing small gaps now may help keep your home both drier and more comfortable during winter.
While you're outside, take a look at fences, gates and other outdoor structures for anything loose or unstable that could become more vulnerable during strong winds.
Don't Forget What's Inside
Winter preparation isn't only about the exterior.
If you haven't done so recently, consider servicing your heating system and replacing HVAC filters. Check smoke and carbon monoxide detectors and make sure you know where your home's main water shutoff is located in case of an emergency.
It's also worth reviewing your homeowners insurance periodically so you understand your coverage, including any limitations relating to flooding or water damage.
