More Space, More Possibilities: Exploring ADUs in the East Bay

For many homeowners, the question isn't necessarily whether they need a different home. Sometimes it's whether the property they already own could do more.

Accessory Dwelling Units, commonly known as ADUs, have become an increasingly popular way for California homeowners to create additional living space on their existing property.

From providing independence for aging parents or adult children to creating a guest suite, home office or potential rental, an ADU can open up possibilities without requiring a move.

But what exactly is an ADU, and where do you begin if you're considering one?

What Is an ADU?

An Accessory Dwelling Unit is an additional independent living space located on the same property as a primary residence.

Depending on the property and local requirements, an ADU might be:

  • A separate structure in the backyard
  • Attached to the existing home
  • Created by converting existing space
  • Built above or incorporated into a garage

There are also Junior Accessory Dwelling Units, or JADUs, which are smaller units created within the space of an existing single-family home.

Why Are Homeowners Considering Them?

One of the biggest attractions of an ADU is flexibility.

For some families, it provides a way for multiple generations to live close to one another while maintaining some independence. Parents may want to be closer to adult children, or homeowners may be thinking ahead about accommodating an aging parent.

For others, an ADU could provide space for grown children, guests or a dedicated place to work from home.

And depending on local regulations and an owner's individual circumstances, an ADU may also offer the possibility of rental income.

The important thing is that the same space can serve very different purposes as a household's needs change over time.

Could an ADU Add Value?

Additional permitted living space can certainly make a property more appealing to some future buyers, particularly those looking for flexible or multigenerational living arrangements.

However, the financial equation isn't as simple as assuming that every dollar spent on an ADU will automatically be reflected in the home's value.

Construction costs, design, location, privacy, parking, usability and the overall property all matter. If future resale is part of your thinking, it can be helpful to consider both the lifestyle benefits and how the finished space will complement the main home and property.

Where Do You Start?

Before falling in love with a particular floor plan, it's important to understand what may be possible on your individual property.

Lot size and configuration, setbacks, existing structures, utility connections, access and other factors can all influence an ADU project.

Contra Costa County provides homeowners with information about ADU requirements and also offers pre-approved ADU building plans, designed to help simplify part of the planning and permitting process for qualifying projects.

Requirements can vary depending on where your property is located, so homeowners should always confirm the rules that apply to their specific city or jurisdiction before moving ahead.
